Vehicles Usage Rules


Vehicles and Traffic Rules:

  • Parking of vehicles on any Unit or within the Common Areas is permitted only in the appropriate parking area designated as part of a Unit or the Common Areas and the Owners and Occupiers will only park a reasonable and appropriate number of vehicles in such areas having regard to the size and location of such parking area.
  • Owners must ensure that vehicles or equipment do not obstruct any part of the Common Areas. RVOA reserves the right to remove any vehicles or equipment obstructing the Common Areas or which are otherwise used or parked in breach of these Rules and in the case of vehicles, to affix wheel clamps to them and the Owner will pay to RVOA (on demand) any costs of such removal or wheel clamping (as appropriate).  
  • All public car parking spaces around the Community will be used for parking of operating passenger motor vehicles only. Car storage is not permitted. 
  • Any car parking areas within Units such as garages may only be used for parking vehicles and for those garages with a door, garages may also be used for storage. Garages may never be used for living or recreational purposes.
  • Parking or storage of inoperable, commercial and recreational vehicles including but not limited to boats, watercrafts, motor homes, travel-trailers or similar vehicles is prohibited within the Community or any Unit provided that certain watercrafts may be stored within an Owner's garage as long as such storage does not result in the Owner's car being parked outside of the garage or the Unit on a permanent or long-term basis. 
  • All vehicles parked within the Community must maintain current registration.  
  • Parking in fire lanes, areas marked as "maintenance areas" or "no parking areas", and landscaped areas is prohibited.
  • Major vehicle repair is prohibited within the Community, except for emergency repairs necessary to remove the vehicle from the Community. Owners will be liable for all damage caused to the Community as a result of non-compliance with this paragraph 5.8 and emergency removals.
  • Vehicles experiencing leaks (oil, transmission fluid, etc.) must be repaired as soon as reasonably practicable. Owners will be liable in respect of damage caused to the Common Areas as a result of any such vehicles.
  • All Owners and Occupiers must strictly adhere to the 30 kph speed limit within the Community.
  • Golf carts are permitted to be used on designated areas of the Community by persons holding current licences to do so, but are subject to all other road rules of Bahrain. Golf carts must not be used on walkways and landscaped areas in the Common Areas. 
  • Individuals driving golf carts around the Community do so at their own risk and will hold the Developer, RVOA and Association Manager harmless in respect of any loss, damage, injury or otherwise suffered by them while using the golf cart.
  • Quad bikes are strictly prohibited to be driven anywhere in the Community.
  • Vehicles must not be driven or parked on any landscaped areas in the Community.
  • Vehicle cleaning may only be performed within the boundaries of an Owner’s Unit.
  • No repairs, cleaning or maintenance of vehicles may be carried out in the Common Areas.
  • Owners and Occupiers must adhere to the electronic or other access control procedures, traffic management and road safety procedures established by RVOA for the Community.
  • Access to the Community by certain large and/or heavy vehicles is subject to specific restrictions and requirements which may be obtained from RVOA.
  • Parking or storage of vehicles that exceed seven feet in height, seven feet in width and nineteen feet in length is prohibited anywhere within the Community except for the purpose of loading and unloading, making deliveries or providing service or emergency repairs.
