Landscaping & Architectural Rules


Security Deposit:


Villa owner must submit a security deposit which is to be paid as follows:

 

  • Submission of a security deposit (ranging from BD 500 to BD 1,500). Cheque will be deposited in a separate bank account and shall be refunded back to homeowner, minus applicable charges upon completion of LAC works. A full account of deducted penalty’s and other charges, where applicable, will be presented to LAC requester at time of refund.

 

  • Form of payment: By Cheque (to be made out in the name of Riffa Views Owners Association) or Cash.

 

Conditions and Violations:


First notification – The RVOA Management will notify in writing the villa owner/contractor with respect to the cause of the breach and advice on the period in which the owner/occupier has to clear out the violation.


If the owner/contractor does not respond to this notification, or take the appropriate remedial action within the specified period in the first notification:

 

  • The RVOA Management will send a second notification to inform the owner that the worked will be stopped and legal action will be taken.\

 

  • if there is no response to the above notifications, RVOA has the right to take whatever appropriate legal action against the owner.

 

If any damage is caused by the villa owner’s contractor to either common areas, the golf course land or third party Property; the RVOA Management reserves the right to arrange for the damage to be fixed/restored to its original condition and the cost will be deducted from the security deposit. The homeowner will receive an invoice to prove the cost of the work undertaken in repair.


The security deposit will be refunded in its entirety or partially upon completion of the construction works, returning all the issued gate passes and sign off of the post-condition site survey with the LAC Engineer.


Works and Alterations (By-Laws):

 

  • No temporary buildings or structures may be constructed on any part of the Community at any time with the exception of alterations and additions to a Unit which are approved by RVOA (and any Competent Authorities) in accordance with the terms of these Rules.
  • No Owner may undertake any external structural or non-structural works, alterations or additions without the prior written consent of RVOA (which RVOA will grant or withhold in its discretion acting in the best interests of the Community and considering the harmony and integrity of the Community and subject to such fees as it may charge in accordance with these Rules from time to time) and the consent of the relevant Competent Authority.
  • All applications for alterations under paragraph 4.1 or landscaping works must be submitted in accordance with the LAC. 
  • Notwithstanding any approval granted by RVOA, no such alterations may be carried out until all requisite consents and permits have been obtained from the Competent Authorities.
  • Alterations must be architecturally in harmony with the surrounding landscape and must comply with all applicable laws, edicts, decrees, rules and regulations, and all requisite consents and permits.
  • Any works carried out at a Unit with the consent of RVOA must be carried out at such times of the day as are designated by RVOA and so as not to carry out undue disturbance to other Owners or Occupiers.
  • If so required by RVOA, any alterations permitted under this paragraph may only be carried out by an Approved Contractor.
  • All landscaping must be kept in a clean, neat and attractive condition at all times. 

 

Undertaking:


I Unconditionally and irrevocably undertake as follow:

 

  • All additional constructions in comply with approvals.
  • I have no Service Charge outstanding dues.
  • I will be responsible for any additional electricity load.
  • I acknowledge that the new additional construction will be added to the original built up area of my villa when calculating next service charge fees.
  • To clear and remove all debris during and after work finis from the site.
  • RV Real Estate Co. has the full right to deduct any amount from the insurance deposit cheque if I violate the LAC rules and without referring to me.
  • RV Real Estate Co. has the full authority to stop any construction/modification done in my property which has been built without prior permission from RV Real estate co. and I undertake to rectify the violation on my own cost.
  • I understand that all contractors working in my villa should follow construction HSE guidelines and I am fully responsible for any accident to personal and property.
  • Nothing should detract from the aesthetic appearance of Riffa Views Development i.e. (Ac units, water heaters, water tanks, windows….).
