Board Meeting no. (10/2/2023) on November 8, 2023

The Board of Directors held its meeting no. (10/2/2023) on Wednesday , November 8, 2023 at 5:30 pm at the headquarters of the Riffa Views Company, and issued its decisions according to the items below:

1. Approval of the Minutes of Meeting No. 9/2/2023 held on October 4, 2023

The Board approved the minutes of the previous meeting.

2. Monthly Report of the Association Manager for October 2023

The Board reviewed the report from the Association Manager for October 2023, and during the discussion, the Board tasked the Association Manager with the following:

- Initiate the renewal procedures for service contracts that will expire during the current Board term, extending them until the end of 2024.

- Send a clarification regarding the new procedures for owners' requests related to structural and architectural modifications to their units, particularly concerning the calculation of electrical load with GEMAC.

The Board also expressed its deep appreciation to Dr. Abdulmajid Al Awadhi and Ms. Diana Al Shaikh for the lectures held on October 24 and 31, 2023, and tasked the Association Manager with sending thank-you letters to them.

3. Updates on the Solar Power Plant

The Board listened to a briefing from the Vice Chairman regarding recent communications with Siraj Power, including their request for additional documents related to financial guarantees for the solar power plant project. The Association Manager concluded that it was not feasible to provide any new financial guarantees. After discussion, the Board tasked the Association Manager with following up on the company's response in this regard.

4. Board Meeting with the Urban Planning and Development Authority on October 30, 2023

The Board reviewed the results of the coordination meeting held with the CEO of the Urban Planning and Development Authority on October 30, 2023. The Board expressed its appreciation for the efforts of the Authority to finalize the approval of the master plan for Riffa Views and the subsequent procedures to complete the separation of the additional lands for the benefiting units. The Association Manager was tasked with arranging a field visit for the Authority's officials to view the Riffa Views project and its facilities.

5. Visit by the General Director of the Southern Municipality to Riffa Views on November 8, 2023

The Chairman provided a briefing on the outcomes of the visit by the General Director of the Southern Municipality to Riffa Views on November 9, 2023, which was attended by several officials and municipal staff. The Board expressed its appreciation for the municipality's efforts in facilitating all procedures related to Riffa Views.

6. Other Business

Under this item, the Board discussed the following topics:

1. Accumulation of Rainwater in Riffa Views:

The Board discussed the measures taken to address the effects of heavy rainfall that occurred in Bahrain on November 2, 2023, which led to the accumulation of rainwater in four different locations. The Board commended the efforts of the Association Manager, who coordinated with the infrastructure maintenance service provider ENOVA and the security service provider Security Solution in the water suction operations and the installation of traffic diversions on the internal streets affected by the rain. The Association Manager was tasked with finding permanent solutions to prevent any future rainwater accumulation.

2. Riffa Views Second Chess Competition:

The Board commended the efforts of the Social and Cultural Sub-Committee, which resulted in the successful organization of the second chess competition held on November 4, 2023. The Board decided to arrange a ceremony to honor the committee members for their efforts.
